Approval for change of use of the agricultural building to one dwelling house, Use C3 (Class Qa), has been granted under planning reference 2015/0273/PAD. Subsequently under planning application 2017/0920/PAD the vendor has gained planning permission for conversion of the agricultural building into one residential dwelling, under (Class Qb), with agreed detailed design of the dwelling. The current plans can be amended to suit the new purchaser STPP. In terms of services; the barn already has electricity and it has been suggested that water could be obtained via a borehole, there is also a BT junction box just outside the property on the verge allowing for an internet and telephone connection. At present the property is accessed by double iron gates to the west side of the barn, however, under the permitted developments the drawings show the reinstatement of an existing access to the eastern side of the barn, although a separate planning permission for the reinstatement of this access would be required. It should be noted that the land is classed as agricultural land and therefore planning permission would have to be gained in order to convert all or part of it into garden land. NO CHAIN
